Questions about our building inspection service for buyers, investors and landlords.
What exactly does a TradeSure UK property inspection cover?

Our inspectors give you practical advice on the general condition of a property and, where required, a rough estimate of the cost of any work that may be needed — covering things like internal walls, external walls, windows, bathrooms and kitchens, joinery, loft access, basic electrical/plumbing/heating, roofing, damp and ventilation, and garden or driveway work.

We'll bring ladders, lighting and any equipment needed to access all areas of the property, though we won't look at intrusive or unsafe areas.

Is this the same as a full building survey?

No. We do not replace the role of a building surveyor. We always advise homebuyers to instruct a certified surveyor who can formally sign off a property's condition, typically backed by indemnity insurance. Think of us as the first point of contact who gives you a stronger financial understanding before you decide whether to buy — not a substitute for a RICS survey.

Can you attend the viewing with me?

Generally, yes — we accompany the prospective purchaser on the second visit to a property. If a mutual time slot can't be agreed, or if time is of the essence, we can visit the property on your behalf instead and issue video or written advice, signposting you to a specialist if something specific needs further investigation.

Who are your inspectors and advisers?

All our advisers have a minimum of 10 years' experience in general building and maintenance work, hold a DBS check and identification card, and have experience providing quotations for most building and refurbishment projects. They're respectful, professional and mindful that they're visiting someone's home.

We work with homebuyers, auction buyers, UK and overseas property investors, landlords and managing agents — anyone who wants a clearer picture of a property's condition and likely costs before committing.

What trades can TradeSure UK provide or recommend?

Plumbers, Gas Safe registered heating engineers, electricians, roofing specialists, time-served building specialists, plasterers, joiners, painters and decorators, building surveyors, structural engineers, and landscapers & tree surgeons.

What is the Handyperson service?

It's for all those small jobs that no one wants to do — flat pack building, TV wall mounting, fitting shelves or curtain rails, changing light switches or plug sockets, refitting doors and cupboards, replacing taps or toilet seats, fixing garden gates or fences, and more. No job is too small.

What's the difference between Job Planning and Project Management?

Job Planning is a one-off visit where we list all the jobs required at your property, prepare a materials list, and create a time plan — useful if you want to scope out a project before committing.

Project Management is for larger jobs or where multiple trades are needed. We instruct and coordinate the trades, oversee and inspect the work, and provide daily or weekly progress reports until everything is completed and signed off.

Can I use Building Solutions without having had a property inspection first?

Yes. While the two services work well together, our one-call building solutions and Handyperson service are available to anyone who needs a builder or tradesperson, whether or not you've had a TradeSure UK inspection.

Pricing & Booking

What things cost, and how the fees work.
How much does a property inspection cost?

From £75 for a 1–3 bedroom property (up to 1,250 sq ft), £95 for a 1–5 bedroom property (up to 2,250 sq ft), and £125 for properties up to 3,250 sq ft. For anything larger, call the office on 0800 567 7575 to discuss pricing.

A video report can be added for £25, or a written report with pictures for £65. Written quotations for any work we're asked to undertake are free.

Do inspection fees get deducted from later building work?

Yes — all inspection and report fees are deducted from any costs for building, remedial or refurbishment work we're instructed to undertake afterwards.

What does the Handyperson service cost?

£55 for the first hour, then £50 per hour until the job is completed, or £160 for a half day (8.30am–12noon or 1pm–4.30pm). A Job Planning visit is £65 and includes a detailed quotation, materials list and time plan. Project Management is quoted individually once a job planning visit has taken place.

How do I book an appointment?

Call 0800 567 7575 or email advice@Tradesureuk.com. For property inspections, we'll aim to attend with you on an agreed day and time; if that's not possible, we'll make our own appointment directly with the estate agent or seller, using you as the reference, and visit separately.

What areas do you cover?

For areas outside our normal network coverage, or for visits outside our usual business hours (8.30am–4.30pm), please call the office on 0800 567 7575 to discuss details and pricing.

Is it safe to have an inspector visit while my family is home?

Yes. All our advisers hold a DBS check and carry identification, since some properties have children or vulnerable people present during a visit or inspection.
