How Does it Work?

Building inspectors/advisers act as the first point of contact for a property buyer who can give general advice on the condition of a property and a rough cost to remedy or replace any issues that are identified. This helps to ensure that you have a stronger financial understanding of the potential costs you might face, before you decide whether to buy the property.
Generally, we accompany the prospective purchaser on the second visit to a property they have identified as being interested in making an offer to purchase. If a mutual time slot cannot be agreed or if time is of the essence, we can visit the property on your behalf and issue a video or written advice on what we advise, and if required, signpost you to a specialist to give further advice or more detailed costings if something specific has been identified.

Who Are Our Inspectors/Advisors

Our team of inspectors/advisers are highly experienced and skilled tradespeople. All our advisers:
  • Have a minimum of 10 years’ experience in general building and maintenance work.
  • Have a DBS check and identification card due to the fact some houses may have children or vulnerable people present while the visit/inspection is taking place.
  • Have experience of giving advice and providing quotations for most building/refurbishment projects.
  • Will bring ladders, lighting and any equipment needed to access all areas of the property (please note no intrusive or very difficult/unsafe areas will be looked at).
  • Will be respectful, professional and mindful (re: seller’s home) during the visit.

Pricing

We offer 1- 2 hour appointments/inspections depending on the size of property and the scale of the potential project, with verbal advice on the day if the buyer is present, or video or written advice if the buyer is not present.

Booking an Appointment

We can help organise the right people for the job.

Call 0800 567 7575 to arrange an appointment directly with us. We will then attend the property with the buyer on an agreed day/time. If a specific day or time cannot be agreed, we will make our own appointment directly with the estate agent/seller, with the buyer as the reference and visit the property separately.

An experienced builder/property consultant will then visit the property and will be able to give advice on:
  • Internal walls and replastering
  • External walls including rendering, repointing or rebuilding
  • External windows including replacement, revamping or remedial work
  • Bathroom or kitchen replacement or revamping
  • Internal joinery including door replacement, flooring, stairs, banisters, skirting board and architrave
  • Loft inspection/access, including cost of conversion, insulation or loft storage installation
  • Basic electrical, plumbing and central heating advice/costings
  • Basic roof, gutter and drainage advice
  • Damp, mould and ventilation advice
  • Garden landscaping, driveway and perimeter fencing costings/advice
  • Basement, garage conversions and garden room/conservatory advice/costings
